Agricultural Conservation Easement Program (ACEP)
Agricultural Land Easements

The Natural Resources Conservation Service (NRCS), in partnership with the Bluegrass Land Conservancy (BLC), offers a unique opportunity for Woodford County landowners to permanently protect their land AND be financially compensated for it.

What is a conservation easement?

- It is a voluntary legal agreement between a landowner and a land trust.

- It protects the land from development in perpetuity.

- It can be tailored to each landowner based on their desired outcomes or needs of the land.

- It can provide significant income tax benefits and, in some cases, cash payments for the reduction/elimination of development value.

Agricultural Districts

The state Division of Conservation, via local Conservation Districts, administers the Agricultural District Program in Kentucky to protect agricultural land for food and fiber production and prevent conversion to nonagricultural usage. A single landowner or group of landowners, with a minimum of 50 contiguous acres in active agricultural production, is eligible to petition to form or join an agricultural district.

 

What is the benefit of joining or creating an ag. district?

- Land enrolled in an agricultural district cannot be annexed,

- cannot be condemned without mitigation,

- is taxed at the agricultural rate,

- is eligible for deferred assessment costs when water lines are extended,

- receives extra points when applying for state cost share.​
